Watermill North
Perched on an elevated hillside in the Hamptons, Water Mill North reimagines an existing residence through a series of carefully considered interventions that strengthen its connection to the surrounding coastal landscape. The renovation opens and reorganizes the interior, creating a more fluid relationship between public and private spaces while maximizing natural light and panoramic ocean views.
A defining architectural gesture is the introduction of a fully glazed stair pavilion that connects the lower level to a new rooftop terrace. Acting as both circulation spine and lantern, the transparent addition fills the home with soft northern light while establishing a contemporary counterpoint to the existing structure.
Expansive glazing, large sliding openings, and a generous stone terrace beneath a deep gabled canopy blur the boundary between indoor and outdoor living, allowing the architecture to engage fully with its setting. Warm natural materials, restrained detailing, and a palette of stone, wood, glass, and metal reinforce the home’s quiet sophistication.
The completed renovation balances tradition and modernity, transforming the residence into a refined contemporary retreat defined by openness, light, and an enduring relationship to the Hamptons landscape.
At the culmination of the vertical journey, the glazed stair pavilion emerges as a subtle rooftop structure that opens onto an elevated terrace overlooking the Hamptons coastline. From this vantage point, the residence fully embraces its setting, offering panoramic views of the ocean, surrounding landscape, and changing sky. The result is a home that balances architectural clarity with a deep sensitivity to place—an elegant transformation that reconnects the residence to its environment while creating a contemporary retreat defined by light, openness, and the enduring beauty of the coastal landscape.
